$55,222,100.00 Tax Value Reduction - Publix Distribution Center

In 2019, MPT appealed a 2,100,000 million square foot Publix distribution center and reduced its tax value from $150,222,100.00 down to $95,000,000.00. This $55,222,100 reduction in value resulted in a tax savings to the owner in excess of $2,320,000 over the three years this value will be locked in.

83% Property Tax Reduction on Vacant Land + Fees

In 2021 MPT appealed Fulton County's increase in valuation of a vacant lot from $550,000 to $2,137,000.00.  After months of litigating the appeal in superior court MPT won Summary Judgment reducing the tax value all the way down to $350,000.  This amounted to an 83% reduction and the owner saw his tax bill go from $34,025.31 all the way down to $5,572. The county additionally paid all of the taxpayer's attorneys' fees incurred in brining the court appeal.

$53,931,500.00 Tax Value Reduction - Macy's at Lenox Square Mall 

MPT appealed a department store in Buckhead and achieved a $53,931,500.00 reduction in its tax value. This reduction allowed the client to save in excess of $2,650,000.00 over three years due to Georgia's three year lock law on tax appeals. MPT successfully reduced the property taxes by 72%.  

$36,737,000.00 Tax Value Reduction - Apartments

In 2019, MPT went to Superior Court to challenge Gwinnett's value on a 535 unit apartment complex. Through its appeal MPT reduced the county's value of this property from $83,550,000.00 down to $46,813,000.00 which equaled a $36,737,000 reduction in value. Because the result was set by court order, this value was locked in place for three years resulting in a tax savings of over $1,546,032.00.

77% Property Tax Reduction - Lenox Square Parking Deck

MPT successfully reduced the property taxes on the Lenox Road parking deck which is attached to Lenox Square Mall in Buckhead from $29,580,500.00 down to $6,786,900.00 - a 77% reduction in property taxes resulting in a tax savings to the client in excess of $1,088,759 over the three years this value will remain on the property. 

$35,192,445.00 Tax Assessment Reduction - Apartments

In 2020 MPT appealed DeKalb County's assessment on a 476 unit apartment in Decatur, Georgia. The appeal resulted in a reduction over $35,192,445 by getting original 2020 tax notice value of $96,923,304 reduced down to $61,730,855.  This resulted in a 2020 tax savings of $617,838 with a total tax savings of $1,853,514 realized over the three year tax freeze period.

$32,357,100.00 Tax Value Reduction- Apartments 

In 2019, MPT  challenged Gwinnett County's valuation of a 406 unit apartment complex.  MPT appealed to Superior Court and ultimately got the value reduced from  $73,357,100.00 to $41,000,000.00. This saved the client approximately $1,036,797 in property taxes over the three years this value was locked in on the property.

69% Property Tax Reduction - Dillard's Atlantic Station

MPT aggressively litigated the appraised value on the Dillard's at Atlantic Station in midtown Atlanta.  At the conclusion of the successful appeal, the Superior Court of Fulton County reduced the county's tax value on this property from $29,225,200.00 to $9,000,000.00. This 69% reduction saved the client  in property taxes in excess of $950,000 during the three yeas this value remained on the property.

$24,835,900.00 Tax Assessment Reduction - Apartments

In 2019, MPT went to Superior Court to appeal the county's value increase on a 308 unit apartment complex.  MPT won the challenge ultimately getting a court order reducing the county's value  from $52,335,900.00 down to $27,500,000.00. This $24,835,900 reduction in tax value saved the client approximately $647,058 in property taxes over the span of three years due to the three-year lock on the tax value MPT secured.

66% Property Tax Value Reduction - Dillard's at Northpoint Mall

MPT achieved a 66% property tax reduction on the Dillard's at Northpoint Mall in Alpharetta, GA by reducing its original value from $30,204,700.00 to $9,975,500.00.   This generated a three year tax savings in excess of $960,000.

$23,660,400.00 Tax Value Reduction - IKEA Atlantic Station

In 2017, MPT appealed the 327,222 square foot IKEA in Midtown, Atlanta and generated a tax savings in excess of $1.1 Million over three years by getting the tax value reduced from $54,910,400 down to $31,250,000.00.  

64% Property Tax Reduction - Nordstrom at Phipps Plaza

MPT achieved a 64% property tax reduction by appealing and successfully reducing the tax value of the Nordstrom department store at Phipps Plaza from its original tax value of $18,093,300.00 to $6,500,000.00. This created a 64% reduction in property taxes.  

$21,576,000.00 Tax Value Reduction - The Battery at Truist Park

In 2021 MPT appealed the value 531-unit apartment located inside the Battery at Truist Park in Cobb County.   Through this appeal MPT got the County's original value of $168,576,000 reduced down to $147,000,000 generating a property tax savings of approximately $850,000 during the three years this value will be locked in on the property.

60% Property Tax Reduction + Fees - Macy's at Northpoint Mall

In 2016, MPT refused to accept the slight reduction offered by Fulton County on the Macy's department store at Northpoint mall.  Instead, MPT conducted a week long trial in the Superior Court of Fulton County.  The Court's final decision after trial rejected Fulton County's tax value of $29,308,300.00 and set it at the new value of $12,000,000.00. Due to the size of the reduction, the court additionally required Fulton County to pay $126,187.00 in attorney's fees and expenses.

$15,979,000 Tax Value Reduction - Buckhead Village District

In 2017, MPT challenged Fulton County's tax value o $105,390,700.00 on retail development then known as "the Shoppes of Buckhead" and generated a tax savings in excess of $887,802.00. The value was reduced from $105,390,700.00 to $887,802.00 over three years. 

50% Property Tax Reduction - Apartments

MPT achieved a 50% tax reduction in 2020 on newly constructed midrise apartments in Midtown Atlanta through the appeals process by reducing the original tax value of $52,650,000.00 down to $25,900,000.00. 

$13,391,461.00 Tax Value Reduction - Apartments

In 2020, MPT's tax team worked to reduce the appraised tax value of a 268 unit apartment over $13 million dollars. 

43% Property Tax Reduction - Recycling Center

MPT achieved a 43% property tax reduction by appealing and successfully reducing the tax value of a 16.22 urban recycling center in Gwinnett County.  Through its appeal MPT got the tax value reduced from an original tax value of $4,907,000.00 to  a new value of $2,800,000.00. 

$10,044,700.00 Tax Value Reduction - Distribution Center

In 2020, MPT appealed the tax value of a 320,000 square foot distribution center which resulted in a value reduction from $28,044,700.00 to $18,000,000.00.

$5,210,100.00 Tax Value Reduction - GA Port Distribution 

In 2017, MPT appealed the 763,000 square foot Ports Authority distribution center in Savannah, Georgia and reduced its tax value from $41,680,500.00 to $36,470,400.00 resulting in a tax savings in excess of $208,000.00 over three years. 

$30,528,500 Tax Value Reduction - Belk at Phipps Plaza

MPT challenged Fulton County's draconian increase in 2015 by bringing appeal in Superior Court.  MPT got the value of this anchor store in Phipps plaza reduced from County's value of $39,028,500 down to $8,500,000.  This reduction in value of $30,528,500 saved the client over $1,400,000 during the three years this value was to be locked in on the property.

31% Property Tax Reduction - Macy's at Peachtree Mall

Challenged tax value increase on this anchor store by filing appeal to  Muscogee County Superior County.  Through this court appeal, got the  tax value on Macy's at Peachtree Mall reduced from original value of $6,409,570 down to $4,400,000 (31% decrease in taxes).

$929,500.00 Property Tax Savings + Fees - Apartments

MPT brought appeal in Superior Court of DeKalb County Challenging County's value of $59,417,312 on a 625 unit apartment complex in DeKalb County.  Ultimately won the appeal with new value of $43,125,000 being entered by court order. Additionally, Court required DeKalb County Tax Assessor to pay all of the taxpayer's attorney's fees and expenses.  This reduction in value generated a tax savings of approximately $929,500 during the three years this value was locked in on the property.

$485,754.00 Property Tax Savings + Fees - Apartments

MPT aggressively worked and went to court to generate a three-year property tax savings of $485,754.00 in 2017. Additionally, MPT recovered and reimbursed all attorneys fees paid by the client. The tax savings was on a 363 unit apartment complex in Dekalb County. 

MPT brought appeal in Superior Court of DeKalb County Challenging County's value of $33,561,909 on a 363 unit apartment complex in DeKalb County.  Ultimately, MPT won the appeal establishing a new value of $25,047,000  entered by court order. Additionally, Court required DeKalb County Tax Assessor to pay all of the taxpayer's attorney's fees and expenses.  This reduction in value generated a tax savings of approximately $485,754 during the three years this value was locked in on the property.

$3,568,476 Tax Value Reduction - Fast Food Restaurants

In 2020 MPT brought appeals to the Superior Court of DeKalb County on ten separate Chick-Fil-A restaurants.  MPT won the appeal and reduced the tax values form the county's  original collective value of $15,418,476.00 down to a new collective value of $11,850,000.00 generating a three year tax savings in excess of $360,000.00. 

65% Property Tax Decrease - Luxury Home

MPT does handle high end residential appeals.  An example of recent success in this area is the reduction achieved in 2019 on this home located in The River Club subdivision.  MPT challenged county's original value of $5,807,800 and got it reduced down to $2,200,000.  This saved the client approximately $50,608 in tax year 2019, but over $150,000 tax savings were realized during the three year period the county could not raise this value.
